Chilliwack: Alluvium, Prairie, and Promontory Slopes

Chilliwack is the eastern edge of the Fraser Valley and, geologically, one of the most interesting cities we work in. The bulk of Chilliwack sits on Fraser River alluvium, which is silty, fertile soil that grows the berries and vegetables the region is known for but has a high water table and compresses under load. The newer neighborhoods of Promontory climb the north facing slope of Little Mountain, introducing steep terrain and glacial till subsoil. And the flood plain communities of Yarrow, Rosedale, and Greendale have their own drainage and flood consideration rules. A hardscape installer who does not understand the difference between Promontory and Sardis will make expensive mistakes.

Sardis is the most residential part of Chilliwack by volume, and most of our Chilliwack patios and driveways are built here. The soil is silty loam over Fraser alluvium, which is decent for paver installations but compressible if the base is too shallow. We install 8 inch compacted bases on residential patios in Sardis, not the 4 inch minimum some contractors use, because settlement in alluvium is a real long term problem. Garrison Crossing has similar soil conditions but stricter architectural controls, and we work within those from the start.

Promontory is Chilliwack's hillside neighborhood and the closest analog in Chilliwack to Mission's upland terrain. Lots drop 3 to 5 metres from front to back in many cases, and the subsoil is glacial till with occasional rock. We build tiered retaining wall systems here, usually two or three walls of moderate height, with integrated drainage and geogrid reinforcement where the height and surcharge require it. Promontory views are spectacular but they come with slope engineering costs that need to be in the quote from day one.

Yarrow, Rosedale, Greendale, and Fairfield Island are all flood plain communities. Hardscape here is entirely possible but needs to be designed with the understanding that periodic flooding is part of the environment. We avoid nonpermeable paver joint sands in flood prone yards, keep finished grades elevated where possible, and use flexible base systems that can tolerate minor movement. Chilliwack also has a very active agricultural community, and we regularly build on hobby farms and acreages where load requirements (tractors, trailers, livestock access) shape the design.

Why Chilliwack Is Different

Climate

Chilliwack averages 1,650 mm of annual rainfall but with a wider winter to summer swing than western Fraser Valley cities, and summers can be legitimately dry, stressing plantings and shrinking clay. The Chilliwack outflow wind, funneled through the valley, is a real factor on exposed hillside lots and affects pergola and screen designs.

Soil Conditions

Most of Chilliwack (Sardis, Garrison Crossing, Fairfield Island, Chilliwack Proper) sits on Fraser River silty alluvium, which is fertile but compressible. Promontory and Chilliwack Mountain are glacial till with rock. Yarrow, Rosedale, and Greendale are flood plain alluvium with high water tables.

Permits & Bylaws

The City of Chilliwack requires a building permit for retaining walls over 1.2 metres in height and for any structure in an environmentally sensitive area or flood plain. Promontory has a hillside development permit area with additional requirements. Agricultural Land Reserve (ALR) properties have their own restrictions on hardscape that we verify before quoting.

Trueform Tips

In Sardis, never skimp on base depth. Use 8 inches minimum for patios and 10 to 12 inches for driveways because of the alluvial compressibility. In Promontory, assume engineering is required. In Yarrow and Rosedale, budget for realistic elevation grading to keep hardscape above seasonal flood lines.

A Sardis backyard on typical Chilliwack alluvium needed a full transformation. We excavated to 10 inches, installed a geotextile separation fabric, and compacted a 19mm crush base in three lifts. The final surface is a 52 square metre Belgard Mega-Lafitt patio in Toscana blend with a circular paver fire pit, a Belgard seat wall, and integrated LED under cap lighting. Two years in, there has been zero settlement.

In Chilliwack alluvium (most residential neighborhoods including Sardis, Garrison Crossing, and Fairfield Island) we install a minimum 8 inch compacted crushed gravel base under patios, with a geotextile separation fabric between the native soil and the base. Driveways require 10 to 12 inches. Less than this and the base will compress into the alluvium within a few years.

Yes, but it needs to be designed with flood plain realities in mind. We elevate finished grades where possible, use flexible base systems, avoid nonpermeable joint sands, and route surface drainage away from the house. We are honest with Yarrow and Rosedale clients that seasonal flooding may still affect the area and that some maintenance is expected.

Promontory has steep hillside lots with glacial till subsoil, occasional rock, and a hillside development permit area. Most Promontory projects involve tiered retaining walls, engineered drainage, and engineered base preparation. Costs are higher than Sardis or Garrison Crossing because of the additional engineering and excavation effort. The payoff is some of the best views in the Fraser Valley.

Yes, including ALR (Agricultural Land Reserve) properties. ALR has restrictions on what kinds of hardscape and outbuildings are allowed, and some recreational features are not permitted, so we verify ALR compliance before quoting. For hobby farms and acreages, we design for the loads your property will actually carry (tractors, trailers, livestock access).

Retaining wall costs in Chilliwack range from $35 to $85 per square face foot installed, depending on wall height, material, and site access. A typical 3 foot residential wall in Sardis is at the lower end. A tiered engineered wall system in Promontory with geogrid reinforcement and drainage is at the higher end. We provide detailed line item estimates after a free on site visit.

April through October is our busy season in Chilliwack because the ground is dry enough for proper compaction. We also do winter projects in covered or tarped conditions when the schedule allows. Flood plain communities like Yarrow should avoid the November to February high water period for major excavation work.
