Surrey is BC's second largest city and every neighborhood builds differently. Trueform adapts to Cloverdale clay, Crescent Beach sand, and Panorama Ridge slopes.
Surrey is the second largest city in British Columbia by population and, more importantly for hardscape construction, it is six very different towns stitched together: Whalley (Surrey City Centre), Guildford, Newton, Cloverdale, Fleetwood, and South Surrey. Each town has its own soil profile, its own drainage reality, its own development permit overlays, and its own typical lot size. A contractor who treats Surrey as one job site will underspec a project in Panorama Ridge or overengineer one in Crescent Beach. We do not do either.
South Surrey is where much of our high end work happens. This includes Morgan Creek, Elgin Chantrell, Ocean Park, Crescent Beach, Grandview Heights, and Sunnyside. These neighborhoods have larger lots, mature landscaping, and homeowners who want outdoor rooms as elaborate as their interiors, including outdoor kitchens with built in gas grills, natural stone patios, integrated lighting, and covered structures for year round use. The soil ranges from sandy loam along the coast (Crescent Beach, Ocean Park) to heavier clay inland (Morgan Creek, Grandview Heights). Coastal properties also need to account for salt air, which rules out a few material finishes.
The central Surrey neighborhoods (Cloverdale, Fleetwood, Newton, Guildford) tend to have standard suburban lots on clay or silty clay soils that behave a lot like Abbotsford's upland neighborhoods. Panorama Ridge, in particular, has steeper lots with glacial till subsoil that responds well to tiered retaining walls. Cloverdale has larger lots and often older drainage systems that need to be updated as part of a backyard renovation, not ignored.
Whalley and Surrey City Centre are rapidly urbanizing, with new townhouse complexes, strata developments, and condominium amenity spaces. We do a lot of strata amenity hardscape here, including courtyard patios, rooftop planters, and pedestrian walkways, which requires completely different engineering from a single family backyard. Every strata project starts with a review of their building envelope warranty to make sure our work does not void it. Surrey also has the strictest tree protection bylaw in the Fraser Valley, and we always scope tree protection into the project before excavation starts.
Surrey receives 1,400 to 1,700 mm of rainfall annually depending on which part of the city you are in. Cloverdale is drier than White Rock adjacent South Surrey. Coastal fog is common along the Crescent Beach and Ocean Park waterfront and affects how quickly polymeric sand cures. We schedule sand activation accordingly.
Surrey's soil profile is the most varied of any Fraser Valley city we serve. Crescent Beach and Ocean Park are sandy loam, Cloverdale and Fleetwood are silty clay, Panorama Ridge is glacial till with rock inclusions, and Morgan Creek is heavy marine clay. We test on every Surrey project before finalizing base depths.
The City of Surrey requires a building permit for retaining walls over 1.2 metres or any wall retaining a surcharge. Surrey also has one of the strictest tree protection bylaws in BC, and any tree with a DBH (diameter at breast height) over 30 cm requires a permit before removal or root disturbance. We scope tree protection into every Surrey project that involves excavation near existing trees.
If you live along the Crescent Beach or Ocean Park waterfront, ask about salt air rated hardware and powder coat finishes for metal features. In Morgan Creek and Grandview Heights, the clay is aggressive, so plan on deeper base preparation and integrated drainage. In any Surrey project involving excavation near a tree, scope the tree protection plan before quoting.

The City of Surrey requires a building permit for any retaining wall over 1.2 metres (4 feet) in height. Walls retaining a surcharge, such as a driveway, pool deck, building, or slope above, require engineering regardless of height. Walls near property lines may also need a survey. Trueform handles all Surrey permit applications and coordinates engineering when required.
Surrey's tree protection bylaw is one of the strictest in BC. Any tree with a trunk diameter over 30 cm at breast height (DBH) is protected, which means you cannot remove it or significantly disturb its root zone without a permit. If your project involves excavation near a mature tree, we build a tree protection fence around the critical root zone and use hand digging or air spading inside the root zone to avoid damage. This is scoped into every Surrey project from day one.
Yes. We regularly work in Crescent Beach, Ocean Park, and Sunnyside properties along the waterfront. The sandy soil generally drains well, but we select salt air rated hardware and finishes for coastal exposure. Paver joint sand cures more slowly in coastal fog, so we schedule polymeric sand activation during dry weather windows.
Panorama Ridge has some of the steepest residential lots in Surrey. We typically recommend tiered retaining wall systems, typically two or three walls of moderate height rather than a single tall wall, which reduce load per wall, improve drainage, and create usable terraces. Allan Block and Unilock are our preferred systems for these slopes, with geogrid reinforcement calculated for the specific slope angle and soil conditions.
Yes. We have completed multiple strata courtyard, rooftop, and amenity area projects in Whalley and Guildford. Strata work requires coordination with the building envelope warranty, and we will never do anything that voids your membrane or envelope warranty. All strata project designs are submitted for council approval before materials are ordered.
Paver driveways in Surrey range from $30 to $65 per square foot installed, depending on paver brand, pattern, and base requirements. A standard two car driveway (400 to 600 sq ft) typically costs $15,000 to $30,000 including demolition of the existing surface. Heavy clay subgrades in Morgan Creek and Grandview Heights may require a deeper base, which affects the final price.
